SELLING CHECKLIST

  • Review recent sales results in the building and in the local area
  • Check what properties are currently on the market and how long they have been available for
  • Decide how much you need from the sale and be realistic about whether you can achieve that price
  • The buyers’ first impression of your property is important so try to ensure the property and furniture are in top shape. Try to avoid overcapitalizing & make sure you talk to your agent before making improvements
  • Leave inspections to the Agent. Potential buyers are more likely to negotiate a price if you aren’t there. Make sure your agent keeps a record of everyone who turns up for the inspection, as well as their contact details
  • Each week, review the activity and market feedback and compare your price expectations

CHOOSING YOUR AGENT

  • Getting the best possible price depends on choosing the right real estate agent
  • Agents typically charge a regulated commission based on the final selling price – the lowest commission is not necessarily the best
  • Important factors to consider are the agent’s negotiation skills, their profile, their marketing strategy for the property and their database of prospective buyers
  • Seek recommendations from people you trust and confirm the agent’s reputation
  • Research how active the agent is in the local area, including how many properties they have recently sold and at what price
  • Discuss what type of marketing the agent will carry out and the results you can expect

SETTING THE SALE PRICE

  • Property prices are continuously changing and depend on a number of factors:
  • Current market conditions, particularly buyer demand
  • Number of properties on the market and their selling price
  • Recent sales in the area and building
  • Consumer confidence
  • Age and general condition of the property
  • Proximity to transport, local amenities and beaches
  • Resort facilities, management and returns
  • Decide how much you need from the sale and be realistic about what price you can achieve
  • Be wary as agents may overinflate their estimate to make themselves look more attractive
